My 1st property purchase

Purchase price 271,700 before 10% discount. After less RM244,530

Alhamdulillah... Cita-cita nak membeli property untuk investment tercapai....Kalau compare sq ft, mmg yang ni agak mahal (RM539 per fq ft) compared to yang in law recommend kat Seksyen 16, Shah Alam (RM458 per sq ft).

Tapi nape sendiri rasa ok? Mula-mula tak kisah tapi bila buat comparison, biar betul....

Apa-apa pun beli property pun berdasarkan kepada expectation & speculation. What made me feel ok is because it's right smack bang in the middle of Bangi and within my price range compared to yang nak amik masa kat IProperty Expo last week.

Maybe tak leh expect property tu memberi immediate return. If can't be rented, at least kitoghang sefamily boleh guna swimming pool dia.

  • Completion expected after 42 months of SNP signing

Booking made RM2,717. That's it...No turning back. Look forward and pray everything goes well...

Property Investment & Me

Aware of the lucrative investment in property... but no serious action taken.  Read blogs, knew success of close people but that was it. I think that was in 2011.

I've always want to own a property since the salary revision in 2012. 2 of my in laws are actively seeking properties for investment and they have about 3 properties each.

I know I have missed the boat. But back then, I didn't I have any extra to invest. Only now the wealth effect has hit me but the property price seems beyond reach for under constructions properties.

Went to IProperty expo at Paradigm Mall last Saturday. Nearly bought a UC (under contruction) 2 bedroom apartment at RM383k (412k before 5% discount) in Shah Alam.
It's actually over my budget. I'm prepared to pay around RM1.5k for installment and this one calculated about RM1.8k (excluding maintenance fee of 0.22 per sqf)

Why did I even consider? Because:
  • Low entry cost. RM2k booking and pay about RM10k more for down payment. Exactly the money I have right now without touching my KWSP A/C 2. The instalment will only start in 3 yrs time (2016) when it is completed.
  • it's in Shah Alam (location). The buy is more of 'double edged': initially for rental also for my kids to stay if they go to UITM.
  • freehold
  • proper apartment with 2 bedroom although it's around 800 sqf. Others are selling SOHO/SOFO/SOVO, slightly lower price because they are smaller.
  • the freebies attracted me (4 airconds/kitchen cabinet/hood and hobs).

Nearly, nearly paid the downpayment... Planning to come back on Sunday because it was already 8.00pm. 'Think over it first' said my wise husband.

Of course, I had a 2nd thought the next day, not as eager. My husband even said he had never seen me so unsettled/worried. Yes, I couldn't sleep over it. Go or no go? I don't know!!!!

The next day, my husband drove me to Shah Alam to show the area of the property (it will only start construction next year). The decision was totally up to me, no warnings or encouragement for Mr Hubby. I'm solely responsible. I decided not to go on with the intention.

Why?
  • This is my first buy and I'm willing to pay 1,800 + 200= 2k per month. Shouldn't I start small?
  • I don't even know whether 400k is the current price of an apartment in Shah Alam. I didn't do my research and homework.

I conclude that if I bought the apartment, it would be an impulse buying.

We discussed on the way home because hubby also wants to start investing. Health issues tackled, next is property investment.

Need to equip myself with knowledge first. In sya Allah, there's another boat coming that I can hop on. Hope it's a speedboat. I just need to be prepared so I won't miss this one!

Reset Minda_Anak

Didiklah anak sebaik mungkin kerana anak itu saham akhirat.  Hargai anak kita dengan memberi didikan dan kasih sayang semoga kita memperoleh doa dari anak-anak kita yang soleh dan solehah.
Itu untungnya anak ramai....

Jangan kita mengeluh perbelanjaan yang terpaksa dikeluarkan untuk anak-anak kita. Jangan kita berkata 'bestnya dia dapat travel. Ye lah, anak dua je jadi kos dia dah jimat'. Lihatlah dari kaca mata akhirat.

Time spent in a day of 16 hrs (24hrs- 8hrs sleep at night):
Wake up and prepare for the day 5.45-7.45 = 2 hrs
At work 7.45-5.45 = 10 hrs
Drive from work  6.00-7.00 = 1hr
After work 7.00-10.00 = 3 hrs
Within that 3 hours, how long do we watch TV? How long do we interact with our kids?
Let say:
7.00 - 8.00  Ask kids how was their day which may take only 15 min. Maghrib prayer, watch Akasia
8.00 - 9.00  Ask kids whether they've done their homework while lying down, another 15 min.
                   AFC/ Diva channel.
9.00 - 10.00 Prime time for TV programs, already feeling tired and sleepy. No conversation.

That's about 45 min out of 16 hrs (5%). That's about 11,745 min equal to 196hrs per year in a year of 261 days (excluding weekend) . That's 12 days... So the whole one year, we only use 5% of our time to interact with our kids, just 2 days more than a week...
Sad isn't it?
To improve the fact, lets assume we talk to them half of the weekend (other half spent on oversleeping, running errands, chores, relaxing after tiring week). That's 16hrs x 52 weekend = 832hrs = 52 days

So if you interact more with kids on weekends (8 hrs each Sat & Sun), you spend 64 days interacting with them. About 2 months in a year (17%) while time spent at work is 63%. 6% spent on the road for work, and the rest 14% is for...well...our own leisure: TV, rest or minding our own business.

Is this enough considering they are our investment in our afterlife?

How much is enough?

Spend more time with your kids. Invest your time on them
You say you love them dearly. Prove it!

P/S: When I say 'we', it really means 'I' :-(

Tudung collection

Out of a sudden, I think I need to add more tudungs in my collection. Currently, I like experimenting with shawls. Previously I always opt for instant or normal tudungs which requires the least effort to put on.
Last Friday, I bought 3 chiffon tudungs for RM150. The original price for each tudung was RM189 according to the salesgirl. I also bought a tudung for my mother in law (RM66) and a blue shawl (RM75 after 10% discount). Then, on the way back to Perlis on Saturday we had lunch at Pen Mutiara at Butterworth which happened to be where the famous 'Rope Walk' flea market is at.  I bought 1 piece RM10 half moon shawl (which the colour I was looking for) and a 'hoodie' at RM15 which I think was a very good bargain. Total spend in 2 days on tudung = RM310 for 7 tudungs which 2 are for mother & mother in law so minus RM110. My tudungs would be RM200 for 5 pieces and if you take the average is about RM40 per piece. I love bargains!

Gym after Raya

Sadly to say, my 'maintenance' sheet program doesn't work. Only the first 2 days were filled up and the rest of the sheet is blank. Didn't manage to do TABATA at home, there was always something that came up (or I just couldn't force myself to do it)....
BUT
luckily I got my conscience back. Why not I start to hit the gym again? Fasting and Raya are over thus no excuse for me not to do so. And so I DID!
YES!
I think I deserve a pat on my back....


P/S: I did the 4 min Tabata and proceed to 15 min beginner yoga of sun salutation. I'm truly satisfied!

1st time_TABATA

I got up at about 5am (I've been getting up early this month). I rushed to the kitchen as I need to drink 2 ltr water before Azan Subuh. Today I should start my 'maintenance' programme by doing the 4 min TABATA.

The thought process:

'Alamak tak sempatla. Selalu bangun 4.30am, nih dah kul 5. Nak minum 2 ltr lagi. Nak minum shake lagi. Cam tak sempat jek....'

I nearly failed to complete the maintenance programme on it's very 1st day! Then it came to me, 'Why did I devise the programme if I knew I couldn't accomplish it?' Ambitious ke ape?

'TABATA kan 4 minit aje!'

'Ha'ah! Ye lah!' Duh!....

The lesson:
It is normal that the body will response negatively towards doing exercise for normal people like me (does not apply to exercise freak and health concious). The brain will create many excuses. If you're conscious enough to notice that it's your brain that control the body, this time let you yourself tells the brain what to do....Make sense? :-)

Sorry brain, the body managed to do the 4 min Tabata! Heart over Brain this time!

Surpassing 42 posts

Yeay! I managed to blog more this year beating my 2010 total posts of 42 and it's only Sept!

Is this because I have more time to blog?
Or more things to write?
Becoming more efficient in writing?

It could be all of them.

I would like to thank the creator who invented blog writing, who has inspired me to write about my life, about anything that has happened in my life. Who all the way has been with me through ups and downs. Who has provided me the platform to express myself in writing. Thank you very much!

The blog is like a diary to me. First I keep it personal, too shy to share it with people (believing no one will read mine as this blog won't be in the top list of Google search). But now, I've progressed to using the blog to promote Herbalife.

Thank you Allah!
